New Dwelling : modern single storey living

The clients came to us having purchased a property in the village of Eyke. They wanted to renovate the existing house and then divide the property into two, creating another single storey dwelling at the rear of the property. Gone are the days of bungalows and their stuffy connotations. Single storey living is now viewed as practical and chic and an excellent way to create homes that are integrated with the landscape.

Planning

Planning permission for this property was considered by the planning committee. The committee recognised that the proposals were sympathetic to their surroundings, utilizing the shape of the land to enhance the property. In the case of this new build, we continued this into our use of materials and maximisation of open space. 

Approach

The resulting property is a truly modern home. Situated on a small slope, the new dwelling features increased the height to the rear elevation. The shape of the landscape means that impact to the surrounding properties is minimised. This approach creates a transitional feel to the home, from the more private entrance to the house through to an expansive space at the rear.

The rooms at the front of the property have lower ceilings and increased privacy and are more appropriate spaces for bedrooms and bathrooms. The main living space opens directly into the west facing garden, a more open plan room with floor to ceiling windows, perfect for drinking in the sunset.

Materials

A steel frame forms the basis of this structure. In the main living area, the exposed beams are rendered to incorporate same styles as the window and door trims. These blend seamlessly with the rear cladding.

The cladding at the front of the property is cedar, which contrasts and complements the other materials being used, softening the look of the front elevation. The zinc roof provides a sleek and modern finish to the building.
